1. TRANSPARENT PRICING
Our only charge to you is our standard, very reasonable fee. We will show you the price we are charged by the program provider selected for your mortgage. We will offer you your choice of rates and corresponding “points” – low rate with points or slightly higher rate with no points. We will even give you credit for any “above par” or “overage” points the program provider offers to Coastal Carolina Mortgage.
2. NO “JUNK” FEES
We do not charge any of the fees that you may have been quoted elsewhere. You may have heard of “processing,” “application,” “underwriting,” “document preparation,” “review,” or some other official sounding fees. These fees, often called “Junk Fees” by many lenders are nothing more than additional profit for the firms that charge them. They increase the cost to you of obtaining a mortgage. We only pass on to you any fees that are charged to us by your ultimate investor.
3. NO MARKUPS
We do not markup any of the costs we are charged for services associated with obtaining your mortgage. These services include credit reports, appraisals, flood certifications and so forth. You are only charged what the provider of the services charges us.

We offer numerous programs from a select group of carefully chosen wholesale investors. When you hear someone saying they "shop" 40, 50 or more lenders each time an application comes through, do you really think that is what happens? Nobody has the time or energy to compare prices and programs from even 20 different wholesale investors. Instead, those who make that claim, already familiar with the companies they like to do business with review the rate sheets from their favorite three or four investors.

We do not sell any service other than providing you with a mortgage.
